Unless a swimming pool is part of the facilities in a complex, avoid them. They’re more trouble than they’re worth and will cost you money.

Make sure the property has covered parking.

This will help you attract tenants as no-one wants their car exposed to the elements if they can help it. Covered parking is also more secure.

A property may be selling for a cheap price because of the area. Your tenants want a safe place to live.
