When you invest in property, it goes without saying that you want to make it as successful and as profitable as you can. Investing in property can give you a nice little nest egg for your golden years. Not to mention an income from tenants. But when it comes to finding the right property, where should you start? Read on to find out four tips to help you make a successful property investment…

So it’s crucial that you make the right investment. Here are four ways you can increase your chances of investing in the right property…

Tip #1: The location of the property

The old adage that it’s better to buy a relatively poor property in a good area than an excellent place in a poor area may not necessarily be true.

You’ll probably find that the good areas are reaching saturation point while the peripheral areas have better potential.

Tip #2: Management of the property

Management, or the level of involvement by you, is one of the biggest issues regarding property investment.

An agent can take much of the hassle away, but also much of the return. A corporate rental could reduce a number of risks (for instance, credit risk), but can be more demanding with regards to maintenance.

A low-end property investment could have tenants that aren’t as fussy, but carry greater risk, for example, with damaging the property.

So be careful when deciding how much of a role you want to play in managing your property.

Tip #3: Town planning

Pay a visit to the local authority’s planning office and find out what their plans are for the area before signing any deal.

This way you will establish whether there are any development limits or expropriation plans for the area and your specific target property.

Tip #4: Traffic near the property

Establish the severity of traffic at all times. Don’t just view a property at the weekend. Visit it at different times of the day and week.

And bear in mind, a highly congested areas may enhance your property’s potential if it’s close to amenities.

This is an example where you must put your personal preferences aside. You might not want to live in a heavily congested area. But for someone else who has to work in that area, finding a suitable a property close-by could be ideal.
