Buy property in Portugal and gain a visa to live and travel in Europe

If you’re looking to buy property offshore, it’s worth having a look at Europe.

By investing in property in some countries, you gain a visa which also gives you access to 26 European countries.

So how much do you need to invest in property to qualify? And how does the scheme work?

How much do you need to spend on property to qualify?


To qualify for Portugal’s residence permit programme you need to spend €500,000 (R6.7 million) on a property. Thanks to the weak rand this is much more than it would have cost you a couple of years ago.

But the Portuguese government lowered this level to €350,000 (R4.7 million) as long as the property you buy meets the following criteria, Ted Baumann in Sovereign Confidential explains:

  • The property is over 30 years of age; or
  • The property is in an area of urban regeneration.

Plus the costs of renovating the property are included in the minimum qualifying investment amount. For example, the property costs you €300,000 and you spend €50,000 doing the place up.

The minimum investment amount also has further scope to fall if you buy property in a low populated area.


The benefit of buying qualifying property in Portugal


If you spend this minimum qualifying investment amount on a property, you gain the right to live in Portugal. The visa you acquire for this means you can also travel to other EU countries in the Schengen area.

The Schengen area currently includes 26 European countries. Not only that, after six years you qualify to apply for Portuguese citizenship.

Bottom line: If you’re looking for a European property investment opportunity, Portugal is well worth considering. The country’s residence permit programme is amongst the most affordable in Europe and stay invested for six years, and you’ll gain a European passport.
